MID-CENTURY COMMERCIAL

Built to last — if maintained.

If you own or manage a Toronto building from before 1980, odds are very high it runs on hydronic heat. The good news: these plants are still serviceable. The better news: a retrofit is usually cheaper than you think.

A huge share of Toronto's pre-1980 office stock and multi-unit residential still runs on hydronic heat — cast-iron sectional boilers, steel piping, cast-iron radiators throughout the suites and corridors. The architects of that era specified hydronics for a reason: it's quiet, it's durable, and for dense urban buildings it just works.

These systems can run for 50+ years if maintained — and many in the GTA are now pushing 60+ years on the original plant. The radiators and most of the piping will outlast the building. The boilers and pumps eventually won't. The question isn't whether they need attention; it's when, and at what scope.

Replacement isn't always the answer. Often a condensing boiler retrofit (95%+ AFUE) tied into the existing distribution can cut fuel bills 25-40% with minimal disruption — the rads stay, the piping stays, and a modulating boiler with proper outdoor reset controls does the work the old atmospheric plant used to do badly.

We also handle the unglamorous side of plant care: glycol top-up and chemistry balancing, expansion tank service, circulator pump replacement, sensor and aquastat work, and the controls and BAS integration that keep the plant running predictably through a Toronto winter.

COMMON ISSUES

"What's wrong with our heating plant?"

The complaints we hear from property managers and building owners are remarkably consistent. Most of them are fixable without ripping the plant out — if you know what's actually causing them.

Cold rads despite the boiler firing

Almost always a circulation problem — failed pump, air-bound loop, stuck zone valve, or sludge restricting flow through the heat exchanger. Heat is being made; it just isn't getting where it needs to go.

Uneven heat across the building

Some suites are tropical, others can't get above 18°C. Usually a balancing issue — and almost always correctable without major work. Balancing valves, proper differential pressure setup, and a real hydronic balance report fix most of it.

Rising gas bills with no usage change

Year-over-year creep on the gas bill with the same occupancy and same weather means efficiency loss in the old boiler — fouled heat exchanger, combustion drift, or short-cycling controls. Often a tune saves 5–10%; a retrofit saves much more.

Steam or hot water leaks at fittings, valves, or pump seals

After 40+ years, packing dries out, gaskets harden, and pump seals fail. Individually they're small jobs; together they signal a plant that needs a maintenance plan instead of a series of emergencies.
