WHAT WE CONTRACT

Commercial mechanical work, end-to-end.

Hard-bid work on consultant drawings. Design-build for owners and operators. Retrofits in live buildings where the tenants stay open. Every project runs under one contract, one PM, and one schedule — plumbing, HVAC, hydronics, and controls scoped together.

Tendered bid work

Hard-bid submissions against consultant-issued IFC drawings and specs. Fixed price, held 30 days, executed to the engineer's intent. Public work, institutional projects, and competitive tenders.

Design-build

We engineer the mechanical system and install it. Single-source accountability from concept through commissioning. Best when speed-to-occupancy and budget certainty matter more than a separate consultant.

Mechanical retrofits in occupied buildings

Boiler-room replacements, riser upgrades, HVAC swaps, and controls modernizations while tenants stay in place. Phased shutdowns, after-hours cut-overs, and daily coordination with building operations.

Full mechanical scope

Plumbing, HVAC, hydronic heating and cooling, and BAS / controls under one contract. No finger-pointing between trades — we own the whole mechanical package and the commissioning that ties it together.

Tenant fit-outs

Office, retail, and restaurant tenant improvements — kitchen mechanical, washroom rough-ins, RTU connections, exhaust, and make-up air. Permit-to-occupancy delivery on landlord and tenant schedules.

Multi-trade coordination

Long-running partnerships with GCs across the GTA. Clean BIM coordination, RFI discipline, predictable submittals, and crews who show up on schedule. We make the GC's life easier — that's why we get the next call.

PROJECT EXECUTION

How we run a commercial project.

Four phases. Same discipline whether it's a $80K fit-out or a multi-million-dollar institutional retrofit. The paperwork is real, the schedule is real, and the change-order conversation happens before the work, not after.

01 — Pre-bid walkthrough

Site visit + existing conditions

We walk the site before pricing. Existing conditions, structural constraints, building-services tie-ins, and the constraints we'll have to work around — all logged. Nothing hidden in the bid that surprises anyone on day one.

02 — Submission + clarifications

Fixed bid or design proposal

Fixed-price bid against IFC drawings, or a design-build proposal with scope and assumptions in writing. Formal RFI period with the consultant or owner to resolve drawing conflicts before contract award.

03 — Execution

Milestone schedule + site discipline

Milestone schedule with the GC, weekly site meetings, daily logs, and change-order discipline — every change quoted and approved in writing before work proceeds. No silent scope creep.

04 — Commissioning + handover

Startup, balancing, O&M, warranty

System startup, air and hydronic balancing, controls verification, O&M manuals, warranty registration, and as-built drawings. Follow-up site visits at 30, 90, and 365 days to confirm the system is running as designed.
