01 — Tendered bid
Send us your consultant's mechanical drawings and specs. We do a pre-bid walkthrough, run an RFI period to clarify intent, and submit a fixed bid against the IFC drawings. Price held 30 days. We execute to the engineer's spec, manage the inspection chain, and close out with O&M manuals and as-builts.
02 — Design-build
Give us your space, your usage requirements, and your budget — we'll design and install the mechanical system end-to-end. One contract, one PM, one number to call. No consultant fees, no design-bid-build lag, no RFI ping-pong between three parties. We engineer to the budget and the schedule from day one.
Four phases. Same discipline whether it's a $80K fit-out or a multi-million-dollar institutional retrofit. The paperwork is real, the schedule is real, and the change-order conversation happens before the work, not after.
01 — Pre-bid walkthrough
We walk the site before pricing. Existing conditions, structural constraints, building-services tie-ins, and the constraints we'll have to work around — all logged. Nothing hidden in the bid that surprises anyone on day one.
02 — Submission + clarifications
Fixed-price bid against IFC drawings, or a design-build proposal with scope and assumptions in writing. Formal RFI period with the consultant or owner to resolve drawing conflicts before contract award.
03 — Execution
Milestone schedule with the GC, weekly site meetings, daily logs, and change-order discipline — every change quoted and approved in writing before work proceeds. No silent scope creep.
04 — Commissioning + handover
System startup, air and hydronic balancing, controls verification, O&M manuals, warranty registration, and as-built drawings. Follow-up site visits at 30, 90, and 365 days to confirm the system is running as designed.
