BUILDERS · TURNKEY MECHANICAL

Turnkey mechanical — design through commissioning, one contract.

Caspian delivers the full mechanical scope under one contract — plumbing, HVAC, hydronics, controls, and commissioning — from design coordination through final occupancy. One PM owns the project from kickoff through the Tarion warranty period, so the GC has fewer subcontracts to coordinate, fewer RFIs bouncing between trades, and fewer finger-pointing moments when finishing crews are on site.

WHAT TURNKEY COVERS

What "turnkey" actually covers.

Every mechanical system the building needs, delivered by one contractor. No HVAC sub, no separate hydronics specialist, no controls vendor showing up after drywall. Six scopes, one PM, one warranty.

Plumbing

Supply lines, complete DWV (drain-waste-vent) stacks, branch venting to OBC, and all final fixture sets. Roughed, pressure-tested, and trimmed by the same crew that signed the proposal.

HVAC

Furnace or boiler set, ductwork laid out and installed to consultant drawings, condenser and split AC, refrigerant line-set, condensate and combustion venting — supplied, installed, and started up.

Hydronics

In-slab radiant, perimeter baseboard, mechanical-room plant — circulators, mixing valves, expansion tanks, manifolds. Balanced and tagged so the building actually heats the way the design says it will.

Controls + BAS integration

Thermostats, zone controllers, pump and valve wiring, and full BAS head-end integration. Points list mapped, graphics built, and head-end commissioned alongside the equipment — not bolted on after.

Commissioning + startup

Equipment startup, system balancing, sequence-of-operations verification, and a commissioning binder with as-builts, O&M manuals, and warranty cards — ready for the owner on day one of occupancy.

Tarion warranty period support

One-year and two-year Tarion call-backs handled by the same team that built it. No "that was the HVAC sub" routing — the owner calls Caspian, Caspian shows up, the GC's reputation stays clean.

WHY BUILDERS CHOOSE TURNKEY OVER PIECING IT OUT

One contract. One PM. One point of accountability.

Splitting plumbing, HVAC, and controls across three subs saves nothing — it just moves the coordination work onto the GC. Turnkey collapses that overhead into one trade with one schedule and one phone number.

01 — One subcontract

One subcontract instead of three.

Less management overhead for the GC. One bid package, one schedule of values, one insurance certificate, one set of holdbacks. And no RFI ping-pong between the plumbing sub, the HVAC sub, and the controls vendor — the answer comes from one team.

02 — One PM end-to-end

Same person from design through commissioning.

One project manager owns the file from the pre-design coordination meeting through final commissioning and into the warranty period. Same person on day one and day 365 — no handoffs, no re-explaining the riser layout, no information lost between phases.

03 — Coordinated install

No interface fights between trades.

When the plumbing rough-in needs to clear HVAC ductwork or the hydronic manifold lands where the air handler wanted to sit, our own teams sort it out on site without an interface fight. No two subs blaming each other, no GC refereeing — same company, same PM, problem solved.

04 — One source for Tarion

No finger-pointing during the warranty period.

When the owner reports an issue during the Tarion period — boiler short-cycling, no hot water on the third floor, a thermostat that won't talk to the BAS — there's no "that was the HVAC sub" routing. The whole mechanical system has one warranty owner: us.

PROJECTS WE DELIVER TURNKEY

Projects we deliver turnkey.

Turnkey works best where the mechanical scope is large enough that coordinating multiple subs becomes its own job. These are the project profiles we run end-to-end across the GTA.

01 — Custom

Custom homes

Single-family, 3,000–8,000 sq ft. Radiant floors, high-end fixtures, snowmelt drives, BAS-integrated thermostats — the full luxury mechanical package, delivered under one contract.

02 — Multi-unit

Townhouse complexes

10–50 units. Repeatable rough-in package per unit, central or unit-by-unit mechanical, shared plant where applicable. One trade, one schedule across every block.

03 — Mid-density

Low-rise apartments + condos

60–150 units. Central plant, in-suite HVAC, hydronic risers, suite-level controls, and BAS integration. Tarion warranty period covered end-to-end.

04 — Commercial

Tenant fit-outs

Office, retail, restaurant. Demising work, new washrooms, HVAC modifications, kitchen exhaust and make-up air, controls tied into the base-building BAS — landlord-approved, on the tenant's date.
