Supply lines, complete DWV (drain-waste-vent) stacks, branch venting to OBC, and all final fixture sets. Roughed, pressure-tested, and trimmed by the same crew that signed the proposal.
Furnace or boiler set, ductwork laid out and installed to consultant drawings, condenser and split AC, refrigerant line-set, condensate and combustion venting — supplied, installed, and started up.
In-slab radiant, perimeter baseboard, mechanical-room plant — circulators, mixing valves, expansion tanks, manifolds. Balanced and tagged so the building actually heats the way the design says it will.
Thermostats, zone controllers, pump and valve wiring, and full BAS head-end integration. Points list mapped, graphics built, and head-end commissioned alongside the equipment — not bolted on after.
Equipment startup, system balancing, sequence-of-operations verification, and a commissioning binder with as-builts, O&M manuals, and warranty cards — ready for the owner on day one of occupancy.

Single-family, 3,000–8,000 sq ft. Radiant floors, high-end fixtures, snowmelt drives, BAS-integrated thermostats — the full luxury mechanical package, delivered under one contract.
02 — Multi-unit
10–50 units. Repeatable rough-in package per unit, central or unit-by-unit mechanical, shared plant where applicable. One trade, one schedule across every block.
03 — Mid-density
60–150 units. Central plant, in-suite HVAC, hydronic risers, suite-level controls, and BAS integration. Tarion warranty period covered end-to-end.
04 — Commercial
Office, retail, restaurant. Demising work, new washrooms, HVAC modifications, kitchen exhaust and make-up air, controls tied into the base-building BAS — landlord-approved, on the tenant's date.
